BUILDER SERVICES

CONSIDERING US AS YOUR BUILDER

Our team at Hendel Homes works incredibly hard on planning and executing each custom home build and renovation project so that the process is easier and more enjoyable for the homeowner and the architect they choose.

It’s important that each of us understands our roles and responsibilities throughout the project, and that we work collaboratively as a team to achieve our shared vision: your perfect dream home.

Below is an overview of your role and responsibilities as the homeowner, the architect’s role, and Hendel’s role as the builder. We believe that transparency brings greater clarity, decision-making, and an ownership mentality for everyone who is working to bring your vision to life.

THE HOMEOWNER’S ROLE

The homeowner selects a builder, an architecture firm, an interior designer, and possibly other specialty artisans or professionals such as a landscape architect or pool company.

While each party focuses on their specific area of expertise, Hendel Homes serves as the integrator and connector to help drive collaboration, share innovative ideas, and ensure consistency with your vision as everyone works together to elevate and bring out the best of your style and design ideas.

During the design phase, you will provide feedback to the design team on overall style, layout, use of space, schedule, and high-level budget projections for your custom home. The design team will help you make material selections before construction, and throughout the project.

Hendel Homes also continuously provides feedback on construction costs to support alignment with the overall budget and design of your luxury home.

As a trusted and respected custom home builder, Hendel works closely with many of the top architecture firms and interior designers in Minneapolis and St. Paul and the entire Twin Cities region. We also work with architects and designers elsewhere throughout the Midwest as well as the East Coast, West Coast, and other parts of the country.

HENDEL HOMES’ ROLE

Hendel Homes has an ownership mentality for your entire project and we serve as the coach and quarterback from start to finish, bringing together all parties — the homeowner, the architect, the interior designer, and other professionals such as specialty artisans, pool companies, and landscape architects — so your custom home building project is smooth and seamless.

In short, we are strategic thinkers and problem solvers who work hard so you don’t have to.

We have a spirit of collaboration, innovative thinking, and a culture of transparency to help ensure your project is completed on time and on budget while also aligning with your vision. Our Pre-Construction process includes a checklist of more than 500 items such as site surveying, permitting, local homeowner association or architectural review requirements, engineering, site prep, and many other elements that must be considered and resolved before we can turn the first shovel of dirt.

We actively involve architects during the project drafting stage and interior designers from the very beginning so we can work together to set a cohesive vision for your home. We work with numerous trusted vendor partners and subcontractors who provide superior products and workmanship at reliable costs, and we have rigorous quality control standards that ensure the highest level of workmanship.

Hendel Homes proactively looks for opportunities to contain costs and optimize efficiency, such as shortening HVAC runs and stacking walls, without compromising quality. We constantly monitor the budget and schedule to make sure it’s tracking with expectations, and when there are delays or cost variances, we communicate clearly with the client and share our plans for making up days or working to contain costs.

Hendel Homes also provides a 1-2-10 new home warranty and 24/7 emergency service to ensure your home remains in perfect condition for many years to come. Our warranty covers one year for any issues with workmanship and materials; two years for any issues with major mechanical systems such as plumbing, electrical, and HVAC; and ten years for major structural issues. For any urgent issues that may arise, our team is responsive 24/7.

THE ARCHITECT’S ROLE

As soon as our clients choose an architect, we arrange a kickoff meeting to begin our collaboration. If you haven’t chosen an architect yet, we’re happy to recommend one of the trusted partners we’ve worked with for many years to help bring your dream home to life.

The architect plays an invaluable and critical role in custom home building by creating the overall look and aesthetic of the home, ensuring accuracy and compliance with the plans from start to finish, crafting blueprints with exacting detail, and clarifying all selections before bids are accepted.

During construction, architects lend their expertise for any modifications that may arise, ensure both code and requirements are met, and help everyone stay true to your  vision.

THE INTERIOR DESIGNER’S ROLE

The homeowner also chooses an interior designer to help reveal their unique design preferences and guide them through the selections process, which includes both architectural selections such as flooring, cabinets, trim, and paint colors as well as furniture, art, pillows and bed coverings, linens, and other decorative items.

As part of our budgeting process, Hendel Homes provides allowances for the interior designer to work with and we collaborate along the way on any modifications or special requests that arise.

It’s important to choose an interior designer you pair well with so they can get to know you, understand your family’s lifestyle, address needs such as storage space for backpacks and sports equipment or a dog washing station, and work within your budget to accommodate your must-haves versus your nice-to-haves.

A great interior designer should be a good personality fit, fun to work with, collaborative, innovative, and able to source interesting products from vendors and suppliers around the world, and bring careful thought and consideration to every room of your home to create interest and focal points.

The better your interior designer understands your vision, the better outcome we can achieve as we create your custom home.

Hendel Homes takes pride in our attention to detail and collaborative approach, and our team works together with a single point of contact for simplicity, continuity, and accountability during construction. If something isn’t perfect, we’ll make it right. Our job is bringing your dream home to life exactly as you imagined it.

As the best custom home builder in Minneapolis/St. Paul and throughout Minnesota, Hendel Homes has worked with most architectural firms in the Twin Cities region and has built award-winning custom homes in neighborhoods including Wayzata, Orono, Edina, Shorewood, North Oaks, Afton, Prior Lake, Greenwood, Minnetrista, and other desirable neighborhoods.
